Tenant Payment Performance Update v 2025Q1

GENERAL EVICTION UPDATE

Courts have largely returned to pre-pandemic timelines and are now up to speed. While holiday court closures caused typical, temporary delays, courts are back on track.

Interestingly, some tenants are still attempting to delay evictions claiming pandemic eviction protection! The courts no longer recognize these excuses.

Legal Aid is still pushing their pro-tenant agenda and they don’t care why a tenant is behind on their rent. They always assume the landlord is guilty and do everything they can to prolong eviction cases. Their best  defense is when a landlord is without the required city inspection certificate. We highly advise landlords to allow & provide funding, so we can get their property(s) approved!

RENT PAYMENT TRENDS 30-60-90+ Days Behind Update

As shown, the number of tenants paying full rent continues to increase!

Typically, we’ve seen payment performance continue to improve through spring & summer. We are a bit concerned at this time, due to a potential tariff-related economic recession in the US and resulting job cuts. We’ll be paying close attention to developments and update our clients.

Macomb County Tenant Performance

No performance changes since last quarter. The number of evictions has dropped though.

Oakland County Tenant Performance

In Oakland County, we observed a slight decline in the number of tenants paying full rent in Pontiac, but we were able to successfully enroll them in payment plans.

Overall, performance has stabilized, and our goal is to gradually transition tenants off payment plans and back to paying full rent.

Wayne County Tenant Performance

We’ve seen a significant improvement in payment performance!

We’re well past the negative Holiday Effect where tenants prioritize holiday spending, over paying their rent. Most tenants have received their annual income tax refund and used it to catch up on their rent. We’ve also successfully transitioned several tenants  off our systematic Payment Plans.

Our proactiveness has helped avoid many evictions – saving owners thousands of dollars in eviction & bailiff fees!

NOTE: we originally started publishing this data on a monthly basis back in April of 2020, to assist our clients in understanding the developments & corresponding challenges related to the Eviction Moratorium during COVID.

With most landlord-tenant courts pretty much back to normal, and very little feedback from our audience about the data, we’ve decided to save our staff time and switch to publishing the data quarterly. Please let us know your thoughts!
