Tenant Payment Performance Update 2025 3rd Quarter

GENERAL EVICTION UPDATE

We’re not aware of any courts experiencing significant delays in evictions.
On average, an eviction case currently takes approximately 60 to 75 days from start to finish.
Of course, there are always exceptions – usually related to lack of documentation.
The only other major delays we experience are related to a lack of maintenance and non-compliance with city-required rental inspections. Legal Aid attorneys are able to delay evictions until these issues are resolved. We are advising clients who don’t want to deal with these issues to pursue 30-Day Evictions for Possession, instead of 7-Day Evictions for Nonpayment of Rent. If you have to deal with an eviction, please ask us which option is better for your specific case.

RENT PAYMENT TRENDS 30-60-90+ Days Behind Update

Overall, payment performance is steady, but we’re starting to experience a slight increase in the number of tenants paying after their rent due dates, but, not 30-days late. Industry data shows similar issues across the country, experts pointing out that tenants may have reached their breaking point on rent increases. Uncertainty in the economy is also a contributing factor.
As we head into America’s main Holiday Season, we do expect the normal increase in rent payment issues as lower-demographic tenants try to juggle Holiday spending with their rent and other bills.

Macomb County Tenant Performance

We’ve seen that Macomb County has been very consistent in 2025, and we currently have zero tenants skipping rent payments. There has been a slight increase in tenants entering Payment Plan arrangements.

Oakland County Tenant Performance 

Tenants have been performing very well, the only exception being Pontiac (Class C) tenants. In the most recent quarter we’ve had 100% of tenants pay full or partial payments! 

Wayne County Tenant Performance 

There was a slight dip in 2025-Q2 due to our TakeOver of several nonperforming properties. The graph shows we were able to get those tenants back on track or get rid of them. We’re watching the slight increase in tenants paying zero rent to aggressively offer Payment Plans or start eviction proceedings

NOTE:we originally started publishing this data monthly back in April of 2020 to assist our clients in understanding the developments & corresponding challenges related to the Federal Eviction Moratorium caused by COVID. With most landlord-tenant courts pretty much back to normal, we’ve decided to save our staff time and switch to publishing the data quarterly. Please let us know your thoughts!
