
Self-Showings vs. Agent Showings: What Do Renters Want?

Technology in the property management industry is a perfect example. New tools pop up constantly, all promising to make life easier and more profitable. One of the biggest trends is self-showings, which allow prospective tenants to view a property on their own schedule.
We’ve been using this tech for a while, but we wanted to be certain it was the best approach for our Metro Detroit properties.
So, we decided to put it to the test.
We ran a study to see what renters actually prefer: a traditional agent-assisted showing or the modern convenience of a self-showing.
The results were pretty clear.
Our Methodology: A Head-to-Head Comparison
To get a clean read, we needed to compare both showing types under the same conditions.
Between September and October 2025, we selected six of our available rental properties for the study. This group included a mix of multi-unit buildings and single-family homes to make sure our data wasn’t skewed by property type.
We marketed these properties as usual, allowing prospective tenants to schedule showings online. They had the choice between an agent-assisted tour or a self-showing tour.
We then tracked all the scheduling data to see what choices people made.
The Results Are In: Renters Have Spoken
Over the two-month study period, a total of 249 showings were scheduled across the six properties.
Here’s how the numbers broke down:
- 249 Total Showings Scheduled
- 53 (21%) Agent-Assisted Showings Scheduled
- 9 (3.6%) Agent-Assisted Showings Actually Completed
Wait, what?
Only 9 out of 53 scheduled agent-assisted showings happened? That’s a completion rate of just 17%.
Naturally, we had to dig deeper to uncover why.
Our automated system gave us a good clue to start with, though. It automatically follows up with prospects who miss a scheduled showing, giving them a link to easily reschedule. And we saw that 79% of the no-shows for agent-assisted appointments rescheduled for a self-showing instead.
When we followed up to ask why, the feedback was consistent: most prospects who initially booked with an agent said they did it by mistake. They thought they were booking a self-showing and simply clicked the wrong button.
The takeaway is simple: renters in Metro Detroit overwhelmingly prefer the flexibility and convenience of self-showings.
Why Self-Showings Win in the Modern Rental Market
In a rental market where DOM has been increasing nationwide, it’s more important than ever for landlords to give tenants what they want.
Self-showings are clearly what renters want. So offering them is key to keeping vacancies to a minimum.

Our online scheduling system for self-showings is fast and simple. They can book a tour in a few clicks without ever having to play phone tag with an agent.
More convenience for them means more potential tenants walking through your property.

An agent’s schedule is limited. A prospect’s schedule is often unpredictable.
Self-showings remove this conflict entirely.
Renters can book a tour for early in the morning, after work, or on the weekend—whenever it works for them. This wider availability opens the door for more showings that would otherwise never happen.
3. Speed to the Door
In a competitive rental market, speed matters.
Self-showings allow for same-day or next-day visits. A renter can find your property online at lunch and be walking through it by dinner.
This reduces waiting times and keeps their interest high, preventing them from moving on to another property that’s easier to see.
4. Privacy and Comfort
Let’s be honest, having a leasing agent follow you around a home can feel a bit like having a car salesman breathing down your neck.
Many prospects feel more relaxed and comfortable exploring a home on their own. They can open closets, measure spaces, and have honest conversations with their partner without feeling pressured.
This better experience makes them more likely to picture themselves living there.

The data from our study points to a clear conclusion: promoting and prioritizing self-showings is the Logical choice for filling vacancies faster in Metro Detroit.
It’s what tenants want, and it creates a more efficient leasing process that benefits everyone.
