DIY Landlord Tools: The Ultimate Rent-Ready Checklist III

Royal Rose Properties put together a rent-ready checklist that are important for certain rooms in the house such as the kitchen, bathroom, laundry room and even closets.
Our massive list of everything a house needs to be rent-ready continues this week with the checkslists that are vital for certain rooms. Specifically, the kitchen, bathroom, laundry room, and closets.
The Kitchen
• Examine cabinets. Refinish or repaint if necessary. Repair or replace hardware if necessary. Clean inside and out, including top and bottom of each shelf. Remove and clean each drawer. Place rubber mat on the bottom of the under-sink cabinet.
• Examine countertops. Repair or replace where necessary. Clean.
• Run dishwasher. Ensure that it drains and dries completely. Check dishwasher seal. Ensure dishwasher is properly secured so it won’t tip forward if both racks are full and pulled out. Arrange for professional maintenance or repair if necessary. Replace if necessary. Clean. Take a pic of the model number for future maintenance use.
• Ensure all range burners are functional. Repair or replace heating elements, drip pans, grates, or other parts as necessary. Clean. Take a pic of the model number for future maintenance use.
• Ensure both bake and broil oven functions are working, Check oven is operating at correct temperature. Arrange for professional maintenance or repair if necessary. Replace if necessary. Clean. Take a pic of the model number for future maintenance use.
• Inspect oven hood. Check light and fan function; repair or replace as necessary. Clean or replace filters as necessary. Clean hood.
• Inspect fridge and freezer and check for correct temperature. Repair or replace as necessary. Check fridge seal. Ensure ice maker is functional if present. Clean thoroughly inside and out. Take a pic of the model number for future maintenance use.
• Run the garbage disposal to ensure it’s functioning properly. Examine underneath to ensure there’s no water leaking. Repair or replace as necessary. Take a pic of the model number for future maintenance use.
• Examine the microwave. Repair or replace when necessary. Clean inside and out.
• Check the sink for leaks around the faucet and underneath. Clear slow drains if necessary. Clean sink and polish fixtures.
Closets (and Pantries)
• Closet rods checked for straightness and strength, replaced as necessary, and cleaned.
• Closet shelves tested for straightness and strength, repaired or replaced as necessary, and cleaned top and bottom.
Closet doors tested for smooth sliding and/or successful latching, repaired or replaced as necessary, and cleaned.
