
Apartments Replace Parking Spaces at Ann Arbor Shopping Center
We’ve seen underutilized mall parking lots transformed into outbuildings for restaurants, medical offices, and small retail. But what’s happening at Briarwood Mall marks a new milestone for Southeast Michigan: apartments are now rising directly out of former parking lot space.
A major redevelopment project at the mall is converting roughly six acres of excess parking into a 370-unit apartment community called The Harlan. Developed through a partnership between Simon Property Group and Hines, the four-story project began construction in late 2024 and represents a growing national trend of transforming aging mall properties into mixed-use destinations.
The development includes a large parking structure, new retail additions, and public gathering areas designed to modernize the shopping center experience. Recent additions to the property include a Harvest Market grocery store and a new Dick’s Sporting Goods location, with more retail and outdoor amenities planned.
Apartment pricing starts at around $2,100 for studios and increases depending on unit size.
As consumer shopping habits continue to evolve, mall owners across the country are exploring new ways to utilize large surface parking lots and excess land. Residential housing projects like The Harlan are increasingly viewed as a solution that can both revitalize retail centers and help address housing demand in growing communities.
The project reflects a growing national trend as mall owners look to reposition aging retail centers into mixed-use destinations where people can live, shop, dine, and gather in one place. Leasing is already underway, with first residents expected later this summer.
